Selling a Home

While your real estate agent is busy preparing and executing a marketing plan to attract qualified buyers, you can help by making sure your home is clean and appealing. Walk through every room in your home with a critical eye. Get rid of clutter, keep beds made and laundry out of sight.
In addition to making your space visually appealing, get to work on the 5 tasks described here. You’ll be saving time in the long run by getting these chores out of the way early.

5 Things to Do Before You Sell

1. Talk to a repairperson
Get estimates from a reliable repairperson on items that need to be replaced soon, such as a roof or worn carpeting, for example. Take care of issues that might be of concern to a buyer.
2. Get a termite inspection
Have a termite inspection to prove to buyers that the property is not infested and to understand what will be required to obtain a pest control clearance for a buyer.
3. Check your street numbers
Be sure your address can be seen clearly day or night so the buyer, and the agent, can find your home easily.
4. Gather Warranty Paperwork
Gather together warranties and guarantees on the furnace, appliances, and other items that will remain with the house.
5. Fill out all forms
Fill out the disclosure forms provided by your sales associate. Take the time to be sure that you don't forget past or current problems, however minor, that might create liability for you after the sale.
